We Perform Only One Inspection Per Day

 

Unlike many inspectors who schedule two or more homes per day, at CNHInspections we limit ourselves to one inspection. This allows us to dedicate our full attention to your home—before, during, and after the inspection—without being rushed or distracted. It’s how we ensure a more focused, thorough experience for every client.

With hundreds of inspections completed across Nebraska, we’ve seen the construction patterns and recurring issues that show up time and again—so we know what to look for and how to report it clearly.

Our Inspections Take Longer Than Average—and That’s Intentional​

 

A home inspection is visual and non-invasive—but we perform it with exceptional care and attention to detail, going beyond the basic scope by walking safe roofs, entering accessible attics and crawlspaces, and opening accessible electrical panels to provide a well-informed evaluation. In some cases, panel covers may not be removed if the equipment is aged or unsafe—particularly when replacement or upgrades are already recommended.

When warranted—and at the inspector’s discretion—we use specialized tools such as a crawl bot, moisture meter, circuit analyzer, and infrared camera to assess hard-to-reach areas or investigate potential concerns. This extra time and effort results in a clearer, more complete report—so you can move forward with confidence.

Reports Are Delivered After the Inspection—Not On-Site

 

Following the inspection, we allocate dedicated time to review all findings in detail—rather than issuing a report immediately on-site. We include photos, videos, and clear explanations—with helpful links to support your understanding.

A home inspection reveals aspects of the home that aren’t typically seen during a standard showing—attics, crawlspaces, electrical panels, and other components—where important issues are often found.

We provide a well-structured, easy-to-understand report that goes beyond cosmetic appeal and focuses on the observable condition of the home’s major components and systems—unbiased reports you can rely on to make well-informed decisions.

After your inspection is officially scheduled, you’ll receive access to your personalized Client Portal—a convenient hub where you can:

Preparation Before the Inspection Begins

 

We don’t just inspect—we help everyone prepare. As soon as the inspection is scheduled, we send our Inspection Prep Guide and Radon Testing Instructions to all applicable parties, including the listing agent, buyer’s agent, and client. We also follow up with a personal text to the listing agent to ensure the information is received and understood.

These guides help homeowners prepare the property so key areas—like the attic, crawlspace, electrical panel, and HVAC—are accessible. This step is essential to avoid limitations and ensure you get the most complete and thorough inspection possible.
