Important Information for Clients -
Pre-Inspection Required Tasks
and Information

You have likely landed on this page because you or your agent (if applicable) has hired CNHInspections to perform a home inspection. Our goal is for the inspection process to go as smoothly as possible, and for us to be able to perform the inspection thoroughly without limitations. Please read through the following pre-inspection information in order to understand your required tasks, options and to understand what is included in your home inspection.

Required Pre-Inspection Tasks

Please read through and digitally sign the Inspection Agreement(s) at the link provided below, as this is required to be signed prior to the inspection. Please also deliver payment at the link provided below, prior to the inspection, unless your agent (if applicable) has instructed that your payment will be sent through the title company.

*Please understand these tasks are required to be completed by 8:00 pm of the day prior to the inspection. If the tasks are not completed by the required time the inspection will be automatically canceled. 

Homeowner Instructions For Preparing the Home

Our goal is for the inspection to go as smoothly as possible, and for us to be able to perform the inspection without limitations. In order for the homeowners to prepare their home for the inspection, we have prepared the following guidelines for homeowners: https://www.cnhinspections.com/preparing-for-inspection

These guidelines have been emailed to the listing agent (if applicable) with the request that it be forwarded to the homeowners. If the home is 'For Sale By Owner' we ask if you will please have the above link forwarded or provided to the homeowners prior to the inspection to ensure they understand the requirements and preparation guidelines for the inspection.

 

Complimentary Walk-Through Consultation

We ask that clients do not attend the inspection in order to minimize distractions, as I will be heavily concentrating and evaluating the structure. However, we do offer a complimentary walk-through consultation at the end of the inspection to go over our findings. If you would like to attend a walk-through please let us know by the day prior to the inspection. If you would like to know what time the walk-through will be at, please reach out to us and we will determine a time depending on how long we believe the inspection may take as each home is unique. 
If the home is 'For Sale By Owner' and if you are not represented by a realtor, we do ask that you inform the homeowners that you will be attending a walk-through at the end of the inspection. Verbal permission from the homeowners is required.

Additional Structures

According to the Home Inspection Standards of Practice detached structures, such as a detached garage, are not included in a standard home inspection. As a complimentary service, if the home does not have an attached garage we automatically include the inspection of one detached garage. If a home has an attached garage and a detached garage, the detached garage is not included in the inspection. Any additional detached structures on the property are also not included in a standard home inspection. Additional detached structures can be inspected at an additional fee if requested. If these services have not been added to your inspection already, you have an option to add additional services in your client portal at the link provided above. Please be sure to add all desired additional services by the day prior to the inspection.
