Sewer Roots: Clear It Or Repair It?

Why Are Roots Reported As A Concern?

Modern sewer systems are designed and intended to remain sealed and watertight. When roots are identified within a sewer lateral, it indicates that an opening or defect exists within the piping system allowing root entry.


Roots Are Evidence Of A Defect

The primary concern is often not just the visible roots themselves, but the opening or defect within the piping that allowed the roots to enter, as the roots are evidence that the sewer lateral is no longer fully sealed as intended.


Common conditions that may allow root intrusion include:

• Separated joints

• Cracks

• Offsets

• Deteriorated connections

• Failed pipe transitions

• Other openings or defects within the piping


Roots naturally seek moisture and commonly enter sewer laterals where wastewater is escaping through defects in the pipe.


Why CNHInspections Recommends Repair

CNHInspections generally recommends proper repair of sewer laterals affected by root intrusion rather than simply clearing roots. While root cleaning may temporarily restore flow, it does not correct the underlying opening within the pipe that allowed the roots to enter in the first place.


Why Cleaning Is Often Temporary

A simple comparison is a haircut: removing the visible hair does not remove the root itself. Sewer cleaning can function similarly. The roots currently inside the line may be removed; however, if the defect within the pipe remains present, future root intrusion will typically continue to occur.


Additionally, defects allowing root intrusion may also allow wastewater to escape into surrounding soils. Over time, leakage may contribute to soil erosion and, in some cases, settlement or low areas (bellies) within portions of the sewer lateral.


Although some sewer laterals may continue functioning with periodic cleaning, others may experience recurring backups, restricted flow, or continued deterioration over time. Because no one can accurately predict how quickly roots may return or how severe future problems may become, CNHInspections generally recommends correcting the underlying defect whenever feasible to help reduce the likelihood of recurring issues.


Real Estate Transaction Considerations

We understand that permanent repairs are not always immediately performed due to budgeting considerations; however, during a real estate transaction, this may be an opportune time to discuss repairs and negotiate concerns with your real estate agent prior to closing.


Remaining Life Cannot Be Predicted

No one can accurately predict how long a sewer lateral affected by root intrusion may continue functioning. Some laterals may perform for years with periodic maintenance, while others may require more immediate repair or replacement.


Depending on the pipe condition, defect severity, material type, maintenance history, and other factors, plumbing contractors may recommend anything from continued maintenance to localized repairs or full replacement.
