Why Payment Is Required Before Report Access

We would love to accept payment through title companies for the convenience of our clients. We also understand why many real estate agents prefer it. It can appear to be a practical and efficient way to manage inspection fees during a real estate transaction.
Unfortunately, in practice, there is often no dependable system in place to ensure inspection fees are paid consistently.
Common issues we have experienced over the years can include:
Inspection invoices are sent with the expectation they will be handled through title, yet payment is not always processed as expected.
There are typically no legal or financial guarantees requiring anyone to collect or hold sufficient funds specifically for inspection services. Even when earnest money exists, it is not automatically earmarked for inspection fees.
Transaction cancellations can leave inspectors unpaid, particularly when earnest money is released to the seller or no funds remain available.
Inspectors are often not notified when a transaction changes or is canceled, and unpaid invoices may not be discovered until months later when payment was expected at closing.
🤝 It Can Leave Clients Caught In The Middle
We have seen firsthand, including after closed transactions, that unpaid inspection invoices discovered later can place clients in a difficult position.
In some cases, clients were left under the impression that their earnest money covered the inspection fee or that the charge would be paid through their loan.
When an unpaid invoice later surfaces, they may be left:
Feeling embarrassed or stressed if they cannot comfortably afford an unexpected expense
Caught off guard by a bill they believed had already been handled
Reviewing agreements or contacting their bank and agent for clarification
Clear payment expectations upfront help prevent these avoidable situations.

Payment is required before the report can be viewed.
Clients may pay securely through the online portal using card, ACH, Apple Pay, or Google Pay.

We understand the convenience that title-company payment can offer, and we hope to see a more standardized escrow-payment process one day that works fairly for inspectors, agents, and clients alike. Until then, direct payment remains the most predictable, transparent, and efficient option.
